Terms of Service

These Terms of Service (“Terms”) govern your access to and use of tenant, a rental marketplace connecting renters (“buyers”) with landlords and agents in Nigeria. By creating an account or using tenant, you agree to these Terms. If you do not agree, do not use the service.
1. Who can use tenant
You must be at least 18 years old and able to form a binding contract under Nigerian law to create an account. You are responsible for the accuracy of the information you provide and for keeping your login credentials secure.
2. Accounts and roles
- Every account starts as a buyer. To publish listings, you must apply for agent verification and be approved by our team.
- You are responsible for all activity under your account. Notify us immediately at support@tenantcoop.com if you suspect unauthorized use.
3. Listings
- Agents must list only properties they are authorized to advertise, and must provide accurate pricing, fees, and cost breakdowns. Misleading or fraudulent listings may be removed, and the responsible account suspended.
- All listings are subject to review and moderation before and after publication. tenant may reject, suspend, or remove a listing at its discretion, including in response to a user report or dispute.
4. Inspections
Requesting an inspection creates a record timestamped at the moment you submit the request — the date and time shown is exact, not an estimate. Both the buyer and the agent are expected to honor confirmed inspection appointments in good faith. Repeated no-shows or cancellations may affect your standing on the platform.
5. Payments and escrow
- Payments are processed through our payment partner, Paystack. tenant does not store your full card or bank account details.
- Where a transaction is escrow-protected, funds are held until the conditions for release (as described in the relevant flow) are met, or until a dispute is resolved.
- Fees (including any inspection fee set by an agent) are disclosed on the listing before you pay, and are non-refundable except as described in these Terms or where required by law.
- Agents may withdraw available balances to a linked bank account, subject to our standard verification and payout checks.
6. Disputes
If a transaction goes wrong, either party may open a dispute. tenant will review the evidence provided by both sides and may, at its discretion, release, withhold, or refund escrowed funds. Our decision on a dispute is final within the platform, without prejudice to either party's other legal rights.
7. Prohibited conduct
- Posting false, fraudulent, or duplicate listings.
- Attempting to circumvent tenant's payment or escrow system.
- Harassing, threatening, or defrauding other users.
- Using the platform for any unlawful purpose.
We may suspend or terminate accounts that violate these Terms, with or without notice, depending on severity.
8. Disclaimers
tenant is a marketplace that connects buyers and agents — we are not a party to the rental agreement between them, and we do not guarantee the condition, legality, or availability of any listed property. The service is provided “as is” without warranties of any kind, to the fullest extent permitted by law.
9. Limitation of liability
To the fullest extent permitted by law, tenant will not be liable for indirect, incidental, or consequential damages arising from your use of the service. Our total liability for any claim relating to the service is limited to the fees you paid to tenant in the transaction giving rise to the claim.
10. Changes to these Terms
We may update these Terms from time to time. If we make material changes, we will notify you through the app or by email before they take effect. Continued use of tenant after changes take effect constitutes acceptance of the updated Terms.
11. Governing law
These Terms are governed by the laws of the Federal Republic of Nigeria, without regard to conflict-of-law principles.
